When Some States Are Willing To Offer Free Land, The Successful Sale Of 245 Acres Of Land In Batu Kawan To An Economic Catalyst Like IKEA Will Ensure The Success Of A Self-Contained And Fully Equipped Modern City Suburb In Batu Kawan As Well As Boost Economic Growth For Penang.<\/p>\n

When some states are willing to offer free land, the successful sale of 245 acres of land in Batu Kawan to an economic catalyst like IKEA will ensure the success of a self-contained and fully equipped modern city suburb in Batu Kawan as well as boost economic growth for Penang. The state government regrets criticisms made by our political opponents, who claimed that the state government has sold the land too cheaply to IKEA. IKEA\u2019s land is priced at RM45 per square feet on a \u201cas is where is\u201d basis.<\/p>\n

The Penang state government is pleased that IKEA has decided to site their first store outside Kuala Lumpur in Batu Kawan, Penang. Unfortunately these political opponents ignore the fact that IKEA has significant economic multiplier effects and its decision to come to Penang is seen as a bonus for Penang by all Malaysians. For these critics who claim that the price of RM45 per square feet sold to IKEA is too low, this is higher than the RM 30 per square feet fixed for industrial land to manufacturing companies.<\/p>\n

The sale of 245 acres of land by Penang Development Corporation(PDC) in Batu Kawan for RM 484 million, where the shopping mall will hopefully be completed in five years comprise:-
\n\u2022 30 acres for the development of Ikano\u2019s flagship IKEA Store and phase 1 of the Shopping Mall
\n\u2022 45 acres for the development of phase 2 of the Shopping Mall; and
\n\u2022 170 acres for mixed development purposes (Remaining Parcels)<\/p>\n

PDC has received a RM 5 million non-refundable deposit. For those who claim that the Penang state government is relying solely on selling off all state land in Penang to generate revenue, this is untrue as BN has sold 35 times more land than PR and yet received less money. BN has sold at least 3,661 acres of land for RM 1.0586 billion as compared to PR selling only 106.1 acres for a higher return of RM 1.1102 billion.<\/p>\n

Apabila sesetengah negeri sanggup menawarkan tanah percuma, kejayaan penjualan 245 ekar tanah di Batu Kawan untuk pemangkin ekonomi seperti IKEA bakal memastikan kejayaan kawasan subbandar yang serba lengkap dan moden di Batu Kawan serta memacukan pertumbuhan ekonomi Pulau Pinang. Kerajaan negeri kesal dengan kritikan musuh-mush politik, yang mendakwa bahawa kerajaan negeri telah menjual tanah tersebut dengan terlalu murah kepada IKEA. Harga tanah IKEA adalah RM45 sekaki persegi secara \u201cas is where is\u201d.<\/p>\n

Kerajaan negeri Pulau Pinang berasa gembira kerana IKEA telah memilih Batu Kawan sebagai lokasi kedai pertama mereka di luar Kuala Lumpur. Malangnya, musuh-musuh politik ini mengabaikan hakikat bahawa IKEA mempunyai kuasa pendarab (multiplier) yang tinggi, dan keputusan memilih Pulau Pinang ini dilihat oleh segenap rakyat Malaysia sebagai \u201cbonus\u201d buat Pulau Pinang. Bagi pengkritik yang mendakwa bahawa harga jualan kepada IKEA pada RM45 sekaki persegi ini adalah terlalu rendah, ia sebenarnya lebih tinggi berbanding RM30 sekaki persegi yang ditetapkan untuk penjualan tanah perindustrian kepada syarikat-syarikat pembuatan.<\/p>\n

Penjualan 245 ekar tanah oleh Perbadanan Pembangunan Pulau Pinang (PDC) di Batu Kawan yang bernilai RM 484 juta, di mana pusat membeli-belah dijangka akan siap dalam tempoh lima tahun terdiri daripada:
\n\u2022 30 ekar untuk pembangunan kedai utama Ikano iaitu Kedai IKEA dan Fasa 1 pusat membeli-belah
\n\u2022 45 ekar untuk pembangunan fasa 2 pusat membeli-belah; dan
\n\u2022 170 ekar untuk projek pembangunan bercampur (gugusan-gugusan baki)
\nPDC telah menerima deposit tidak boleh dikembalikan (non-refundable) bernilai RM 5 juta. Kepada mereka yang mendakwa bahawa kerajaan negeri Pulau Pinang hanya bergantung kepada penjualan tanah Pulau Pinang untuk menjanakan hasil, ini adalah tidak benar kerana BN telah menjual 35 kali lebih tanah berbanding PR walaupun wang yang diterima adalah kurang. BN telah menjual sekurang-kurangnya 3,661 ekar tanah untuk RM1.0586 bilion manakala PR menjual hanya 106.1 ekar untuk hasil pulangan lebih tinggi iaitu RM1.1102 bilion.<\/p>\n
