The State Government and PDC\u2019s strategic plans for Batu Kawan will receive an additional boost with the sale of 245 acres of land for the purpose of development of an integrated shopping mall, anchored by an IKEA store to be developed by Ikano Pte Ltd, and mixed development of offices and residences to be developed jointly by Aspen-Ikano (a joint venture company to be formed by Aspen Vision Land Sdn Bhd and Ikano Pte Ltd).<\/p>\n

At the press conference, Chief Minister Lim Guan Eng, in welcoming this new investment by Aspen and Ikano, said the 245 acres development in Batu Kawan will include:
\n\u2022\t30 acres for the development of IKEA Store and phase 1 of the Shopping Mall
\n\u2022\t45 acres for the development of phase 2 of the Shopping Mall; and
\n\u2022\t170 acres for mixed development purposes (Remaining Parcels) <\/p>\n

The total land cost for the project is RM 483,951,600 and payment is to be made within 60 months from the date of Agreement. A RM 5 million non-refundable deposit has also being paid to PDC. <\/p>\n

Also present in the press conference were PDC General Manager Dato\u2019 Rosli Jaafar, Aspen Group Founder and Group CEO Dato\u2019 M Murly, Aspen Group Co-Founder & Chairman Dato\u2019 Seri Nazir Ariff, Executive Directors Dr. Lim Su Kiat and Mr Lee Peng Cheong and General Manager Ir Woo Kok Weng.<\/p>\n

Chief Minister Lim Guan Eng informed that the entire commercial and mixed developments on the 245 acres of land are expected to be completed within 10 years from the date of Agreement. Notwithstanding that, the IKEA Store is to be developed and completed within the time frame mutually acceptable by both parties. The time frame that all parties are targeting at is about 5 years or sooner, depending on various surrounding, economic and demand factors.<\/p>\n

Aspen and Ikano are expected to submit their development plans to Local Authorities this year and estimated to commence development activities by end of the year or early next year. In line with Aspen\u2019s vision and strategies, a major part of the residential component will cater for the mass market with affordably priced and quality eco-friendly homes <\/p>\n

This development is in line with PDC\u2019s policy to promote and sell land to attract catalyst projects to Bandar Cassia, Batu Kawan. In doing so, PDC plans to provide services that will help complement the Industrial development sector for example in developing commercial centres, premium designer outlets, specialist hospital and international schools. <\/p>\n

Over the past years, the state government and PDC have been successful in wooing marquee investors to develop key projects in Batu Kawan. <\/p>\n

The success story is inclusive of the planned development of educational investments and facilities such as KDU University College, University of Hull which will establish their school of Engineering, Accountancy, Law, Business Studies and Logistics. <\/p>\n

To complement this rapid development, the state government and PDC have also planned for the development of 11,800 units of public housing (less than RM 72,000 per unit) and affordable housing (between RM 72,000 \u2013 RM 250,000 per unit), thus setting the road map to make Batu Kawan a quality residential area for the future. <\/p>\n

Penangites have waited for many years for IKEA to open for business. Penang is proud that IKEA has chosen Batu Kawan as the first IKEA store outside Kuala Lumpur. With IKEA\u2019s presence, the state government hopes that PDC will succeed in its efforts to make Batu Kawan a more attractive place for those from the island to live, learn, work and play. <\/p>\n

With an integrated commercial, advanced manufacturing and services hub together with good universities setting up shop in Batu Kawan, Seberang Perai Selatan would be as good as those from other parts of the state. The total value of IKEA investments will be made known when their key management personnel visits me next month. <\/p>\n

The state government is confident that the entry of IKEA into Batu Kawan is a vote of confidence for Penang and a boost to making Seberang Perai as the future choice for investments, tourism and habitat for sustainable living. <\/p>\n

Pelan strategik Batu Kawan yang diolah Kerajaan Negeri dan PDC bakal menerima rangsangan dengan penjualan 245 ekar tanah untuk tujuan pembangunan pusat membeli-belah bersepadu, dengan Kedai IKEA yang akan dimajukan oleh Ikano Pte Ltd sebagai tonggak, serta pembangunan bercampur pejabat dan perumahan yang akan dimajukan secara bersama oleh Aspen-Ikano (syarikat usaha sama yang akan ditubuhkan oleh Aspen Vision Land Sdn Bhd dan Ikano Pte Ltd).<\/p>\n

Di sidang akhbar, Ketua Menteri Lim Guan Eng, dalam mengalu-alukan pelaburan baru oleh Aspen dan Ikano, berkata bahawa pembangunan 245 ekar di Batu Kawan tersebut adalah termasuk:

Kos keseluruhan tanah untuk projek ini adalah RM483,951,600 dan pembayaran akan dibuat dalam masa 60 bulan dari tarikh perjanjian. Deposit RM5 juta yang tidak boleh dikembalikan sudah pun dibayar kepada PDC.<\/p>\n

Ketua Menteri Lim Guan Eng memberitahu bahawa keseluruhan pembangunan komersial dan bercampur atas 245 ekar tanah itu dijangka siap dalam masa 10 tahun dari tarikh perjanjian. Sungguhpun begitu, Kedai IKEA akan selesai dibina dalam jangka masa yang dipersetujui oleh kedua-dua pihak, iaitu 5 tahun atau lebih awal, bergantung kepada faktor-faktor persekitaran, ekonomi dan permintaan.<\/p>\n

Aspen dan Ikano dijangka akan menyerahkan pelan pembangunan kepada Pihak Berkuasa Tempatan pada tahun ini dan memulakan aktiviti pembinaan menjelang akhir tahun ini atau awal tahun depan. Selaras dengan visi dan strategi Aspen, salah satu bahagian utama komponen perumahan akan disediakan untuk pasaran umum dengan harga mampu milik dan rumah mesra-eko berkualiti.<\/p>\n

Pembangunan ini adalah selari dengan dasar PDC untuk mempromosi dan menjual tanah untuk menarik projek pemangkin ke Bandar Cassia, Batu Kawan. Untuk tujuan ini, PDC merancang untuk menyediakan perkhidmatan yang akan melengkapkan sektor pembangunan industri, sebagai contoh dalam pembangunan pusat komersial, kedai pereka premium, hospital khusus dan sekolah antarabangsa.<\/p>\n

Dalam beberapa tahun yang lepas, Kerajaan Negeri dan PDC telah berjaya menarik pelabur ternama untuk memajukan projek utama di Batu Kawan.<\/p>\n

Kejayaan ini termasuk rancangan pembangunan pelaburan pendidikan dan prasarana seperti Kolej Universiti KDU dan Universiti Hull yang akan menubuhkan fakulti Kejuruteraan, Perakaunan, Undang-undang, Kajian Perniagaan dan Logistik.<\/p>\n

Untuk melengkapkan pembangunan pesat ini, Kerajaan Negeri dan PDC telah merancang pembangunan 11,800 unit yang terdiri daripada perumahan awam (kurang daripada RM72,000 seunit) serta perumahan mampu milik (antara RM72,000 dan RM250,000 seunit), lantas melakarkan pelan tindakan untuk menjadikan Batu Kawan sebagai kawasan perumahan berkualiti pada masa depan.<\/p>\n

Rakyat Pulau Pinang telah menantikan kedatangan IKEA selama bertahun-tahun. Pulau Pinang bangga kerana IKEA telah memilih Batu Kawan sebagai Kedai IKEA pertama di luar kawasan Kuala Lumpur. Dengan kehadiran IKEA, Kerajaan Negeri harap PDC akan berjaya dalam usaha untuk menjadikan Batu Kawan lebih menarik sebagai tempat untuk hidup, belajar, kerja dan bersuka ria, khususnya bagi mereka yang menetap di pulau.<\/p>\n

Dengan hab komersial, pembuatan dan perkhidmatan bersepadu, serta universiti-universiti terkemuka yang akan membuka tirai di Batu Kawan, Seberang Perai Selatan akan menjadi setanding kawasan-kawasan lain di negeri ini. Nilai keseluruhan pelaburan IKEA akan diketahui apabila pegawai-pegawai pengurusan atasan berjumpa dengan saya bulan depan.<\/p>\n

Kerajaan Negeri yakin bahawa kemasukan IKEA ke Batu Kawan adalah undi percaya kepada Pulau Pinang dan rangsangan untuk menjadikan Seberang Perai sebagai pilihan masa depan bagi pelaburan, pelancongan serta habitat kehidupan lestari.<\/p>\n
